   SITE ACQUISITION REPRESENTATIVE, Seattle, WA                            September 1996 – Present

 

              Real Estate and Zoning Representative to the Telecommunications Industry 

 

·         August, 2013 to Present:  Contractor to wireless consultants performing site acquisitions services on an AT&T new build project.  Identified sites per RF criteria, coordinated site walks, completed BTA’s and negotiated leases. 

 

·         February, 2013 to July, 2013:  Served as a right-of-way consultant for Universal Field Services to the Bonneville Power Administration working on securing easements for power line access and microwave use.

 

·         March 2012 to August, 2012:  Served as a Site Acquisition Lead with General Dynamics on their Samsung/Sprint NV project.  Performed Site Audits, obtained Notices and Consents and negotiated Lease Extensions.

 

·         November 2010 to March, 2012:  Served as an Independent Contractor to TelcoPacific, a subcontractor to Goodman Networks and AT&T.  Assignments have included reviewing leases and negotiating lease amendments for AT&T’s LTE modifications and battery upgrade projects.

 

·         June, 2010 to November, 2010:  Served as an Independent Contractor to Powder River Development Services performing wireless site acquisition services for the Light Squared project. 

 

·         July, 2009 to June, 2010:  Served as an Independent Contractor to Powder River Development Services performing wireless site acquisition services for Clearwire. Over 20 leases were approved and negotiated.  Negotiations included site use agreements with PSE and Seattle City Light.

 

 

 

 

·         January, 2004 to September 2007:  Employed with WFI as a Site Acquisition Specialist on a wireless project with Verizon Wireless in Seattle, Washington. Prior to this assignment, I was with WFI on a Western Wireless project in Amarillo, Texas and a project with GCI in Anchorage, Alaska.

 

 

 

·         June, 2000 to July, 2002:  Operated as an independent contractor to Qwest negotiating easements for DSL equipment in the Seattle Metro area. Tasks included identifying suitable locations for the equipment in accordance with Qwest’s criteria; contacting land owners; negotiating easements; preparing the documents; and coordinating the survey when required.

 

·         October, 1999 to February, 2000:  Served as a Leasing Manager on a Nextel Project in the Bay Area (Santa Clara County).

 

·         August, 1998 to September, 1999: Site Acquisition and Zoning Specialist for SBA on the company’s site development, build-to-suit and strategic site program in Wisconsin, Oregon, and Washington.

 

·         June, 1997 to July, 1998: Contractor to T-Mobile Wireless in the Seattle Market performing site acquisition services.

 

·         November, 1996 to May, 1997: Contractor to The Walter Group, consultants to PrimeCo/Milwaukee. Performed site acquisition in Wisconsin. 

 

Duties and Responsibilities for the preceding assignments

 

·         Drive and evaluate Search Rings for cell sites and develop SCIPS (site candidate information profiles).

 

·         Confer with Radio Frequency Engineers on selection criteria as it relates to possible sites that are feasible to lease, zone, and construct.

 

·         Research ownership of possible cell sites, contact owners, and determine willingness to lease, negotiate leases and easements, and confer with corporate legal representatives on lease revisions.  Negotiations have included working with utility companies such as PSE and Seattle City Light on site use agreements for collocation on existing utility towers and poles.

 

 

 

·         Coordinate site walks with the network development team of RF Engineers, Zoning Consultants, and Construction Managers as well as obtaining access approval from landlords.

 

·         Confer with A&E Consultants on construction plans.  Review plans and coordinate and obtain approvals from construction managers and client.

 

 

 

·         Experience has included developing zoning applications, making presentations to hearing examiners and community groups, and submitting and monitoring the progress of building permits.

 

·         Performed site audits for major site modification projects and negotiated lease amendments as necessary.  Obtaining lease approval from clients required reviewing preliminary title reports and preparing lease submittal packages.

 

 

 

·         Additional responsibilities have included updating weekly status reports, interfacing with clients at weekly or monthly meetings regarding lease and permit progress, and conferring with consultants on construction plans and environmental studies.

·         Operated as a real estate agent marketing land tracts suitable for single-family development and commercial properties in the greater Seattle area.
